Additionally, our Convergent Capital Fund is designed to assist in providing the much-needed equity in health center capital projects.

P3 structures offer a wide variety of plan, design, build, and finance options. Convergent offers tailored financial structures that are deployed in a P3 model with clear exit strategies for both the health center and the private sector. We have successfully completed nearly 30 capital projects utilizing P3 structures.

The Convergent Capital Fund is a private real estate investment solution, representing high net worth individuals and family offices that are interested in the community health center industry and invest in projects that meet our program parameters.

We seek out opportunities throughout the United States with a narrow focus on real estate development for, or otherwise used by community health centers.

With our singular focus on health center transactions, we are very different from any other investment fund in the market. Our team of seasoned professionals are experts in sourcing, analyzing, structuring, and closing real estate investments with healthcare entities.

It is, however, our ability to understand and develop creative solutions to the financial accounting, rating agency, statutory/regulatory, and political issues that are unique to our market that truly sets us apart.

02 PUBLIC-PRIVATE PARTNERSHIPS (P3)
Aligning your project with the best P3 structure and funding solution is our core strength. We mobilize capital via nonlinear funding solutions and construct the Anatomy of a Deal with various Public-Private Partnership financing mechanisms. We bring resources to plan, design, build, and finance, your capital projects.

Leaseback Structure
  • Combines sale-leaseback with construction loan
  • You control the "Build-to-Suit" project solution
  • Convergent takes the construction risk
  • Lease commences only upon acceptance of facility (Certificate of Occupancy)
  • Property reverts back to you at end of term
  • Total project cost between $2M and $10M

New Markets Tax Credits
  • Convergent assists you in completing the complex New Markets Tax Credits (NMTC)
process, including drafting a proposed NMTC-leveraged model based on capital project needs, identifying one or more Community Development Entity(ies) (CDE) with tax credit allocation, identifying a potential investor to buy the tax credits, providing references to experienced legal firms, and advising you through to the closing of the transaction.

New Co-Located Project Financial Structures
  • For Federally Qualified Health Centers and Look - Alikes who are expanding their facilities and services, Convergent offers New Markets Tax Credits (NMTCs) and loan capital in one streamlined execution with very low transaction costs. The ideal health center project is co-located with a provider of non-clinical services that impact one or more social determinant of health. Examples of such services include but are not limited to: affordable housing, healthy food outlets and grocery stores, education or job training, fitness and wellness services.
  • For affordable housing projects, Convergent offers competitive Low Income Housing Tax Credit (LIHTC) equity to finance projects co-located with a Federally Qualified Health Center or other community-based health center. Grants and other loan resources may be available to support synergistic projects.
